    Experience a comfortable stay in a large, fully furnished home in the heart of Finger Lakes wine country.  Conveniently located in Geneva, NY and less than a mile from Seneca Lake, this house has everything for a quiet weekend getaway for 2 or for a large family gathering.  We can accomodate 9 people in 3 bedrooms with 3 queens and a twin-over-full bunk, 2 full and 1 half baths, a full kitchen, large dining room, game room and living room.  There is ample off-street parking for 3 cars, a fire pit with 6 chairs (bring your own wood), and a cozy front porch with rockers.  An EV charger is provided for you if needed.  We are less than 100 yards from 3 great restaurants. Hobart and William Smith Colleges and downtown Geneva are a mile away.

      What's Included

      Each queen is a 14" gel cooling mattress with bamboo topper. We supply all linens, blankets, and comforters.  Each room has a ceiling fan, window A/C, window fan, luggage rack and space heater. All nightstands have built-in USB chargers.

      BATH

      There are 2 full baths upstairs. Each has a tub/shower and a wall-mounted dispenser with high-quality shampoo, conditioner, and body wash.  We supply fresh towels and toilet paper. If you forget an essential, each bathroom has travel toothbrush/toothpaste kits, shaving kits, Tylenol, feminine products, and nail files. There is a powder room just off the game room on the first floor.

      KITCHEN

      The kitchen is fully equipped with a big sink, oven, infrared cooktop, large fridge, dishwasher, microwave, Keurig K-cup and full pot coffeemaker, toaster, pots/pans, silverware, bowls/plates, a blender, baking sheets, mixing bowls and many other items.  Lots of cups, wine glasses, and bar glasses are available between the kitchen and the living room bar.  We supply K-cups and full pot coffee bags, coffee filters, regular and flavored creamers, sugar, Stevia, honey sticks, tea bags, and hot chocolate. Dishwasher pods and paper towels are also provided. There is a separate filtered water tap beside the kitchen faucet.

      AROUND THE HOUSE

      We have excellent wifi, a smart TV in each bedroom and the front living room, games and books galore, and full barware if needed.  A stacked washer and dryer is there to use too.

      Our Cozy Stays was formed in 2025 by owners Amy and Jason.  We live in PA but love this area and wanted to own something in the Finger Lakes region.  Amy has spent 30 years in healthcare and Jason has spent over 20 years in law enforcement and serving in the military.

      We bought this property in Fall 2025 and spent 6 months renovating it.  We added a brand new kitchen, laundry room, and powder room on the first floor, and redid a 2nd full bath upstairs.  We added extras like the EV charger, fire pit, and A/C upstairs and downstairs to make your stay more comfortable!

      Our goal is to provide you a safe, comfortable, and well-appointed place to stay for your time in Geneva.  We have tried to cover as many of the "must haves" as we can, but we welcome your feedback on how we can do better.

      Yes, you will get the whole house when you rent.  It is 2000 square, 2 stories, with 2 full baths and 3 bedrooms upstairs.  The first floor has a very large kitchen with some bar seating, a powder room, a laundry room, a dining room with a large table, 6 chairs, and a bar/buffet, a game room with a table and 4 chairs plus 2 lounge seats, and a living room with 2 large leather couches and 55" smart TV.  There is a front porch with 2 rockers and a rear fire pit with 6 Adirondack chairs.  

      While upstate NY summers are mild, we understand people do like air conditioning, especially for sleeping.  The first floor has a mini split system controlled by a thermostat on the wall (note there are 2 thermostats with labels - one is for heat and one is for the A/C).  Each upstairs bedroom also has a window air conditioner. 

      The maximum occupancy for our rental is 9 guests.  The total number of guests must be noted in the reservation.

      Weekends are a Friday check-in and Sunday checkout. For additional days, you can add weekdays before and/or after the weekend, but Friday and Saturday are always rented together except in the Winter season. 

      We generally rent for 2-3 days at a time and mostly weekends, but we are open to longer rentals. Please contact us to talk more about this. 

      There is no minimum notice to reserve.  If it's open on the calendar, please contact us to reserve.  We ask for 1/2 payment upon reservation and 1/2 24 hours before check-in.  If you need to cancel, we offer a full refund if at least 24 hours before check-in (3pm the day before).  After that we offer a 50% refund unless we are able to fill your reservation and then we will refund the rest.  We currently accept Venmo or CashApp for direct bookings, but an online payment system is forthcoming. 

      Geneva, NY sits at the northern end of Seneca Lake, one of the 11 Finger Lakes.  It is a renowned winery area, with 30+ wineries around the lake (all within 30 minutes or so).  Visit www.senecalakewine.com for more info.  The lake is home to great fishing and lots of hiking can be found around the lake and at Watkins Glen!  We are about 30 minutes from Lake Ontario, 2 hours from Niagara Falls, and less than an hour from Rochester and Syracuse.  Watkins Glen is 30 minutes away. We are only a mile away from Hobart and William Smith Colleges.

      Check-in is 3pm and check-out is 11am unless agreed upon separately. 

      Sorry, but we do not allow pets.  We do permit service allows as required by law.

      We are non-smoking/non-vaping home.  Please do not do either of these on our property.

      Most people park in the driveway to the rear of the property.  There is a door into the kitchen on the rear side of the house with a digital keypad.  Your access code will be provided a few days before you arrive and will normally be the last 4 of your cell phone number.  We have backup keys in a nearby lockbox if needed. 

      We are the Historic Italian District.  We are less than 100 yards from 3 great restaurants.  Downtown Geneva is 3/4 mile away and has many good choices.  For groceries, there is a Wegmans and Walmart nearby.

      Yes, we have free off-street parking available for 3 cars plus nearby on-street parking.  We are adjacent to a large private parking lot.  Please do not use their lot.

      We provide linens, towels, coffee and extras, and laundry and dishwasher pods.   If you want a fire in the firepit, many places nearby sell firewood.  You can get some on Route 14 between Watkins Glena and Geneva on the drive in. 

      We encourage renters to have a good time, but we discourage parties that would annoy the neighbors or cause issues with the community.  Please be respectful of them.  That being said, our home is relatively private and you can have a good time within reason.

      Accidents do happen.  We ask that if you break something or something doesn't work that you please let us know.  Willful or malicious damage will be handled accordingly and renters will be charged for repairs or replacement.

      We value your right to privacy.  In full disclosure, we do have exterior cameras to protect our property, but no cameras or other such devices are inside the house. 

      Unfortunately, this house is a 1900's build.  The doorways are narrow and there are steps to both entrances. It is not good for someone with mobility concerns. 

      On the back of the house is a large black box.  The EV charger and cable with J1772 plug are inside it, along with an adapter for Teslas.  The box needs a key card to open it, which is in the kitchen in the drawer near the coffee maker.  The charger is a 16A, 3.8 kWh charger.  We do not charge for using this.  It is free for all renters and their guests.  

      We have a full cleaning done by a professional cleaner after every visit.   Sometimes this is done a week or 2 before your visit, so some minor dust might be found (it's a 1900's house!).  If you find the house dirty or unacceptable, you must notify us within 4 hours of arrival or we will assume everything is OK. 

      The house has wired smoke detectors as required, along with a fire extinguisher under the kitchen sink and in the upstairs hallway.  There is a carbon monoxide detector on both floors.
